Process of Works

Preparation

Garage doors and fixings removed Breakthrough from garage to the existing house

Once the garage has been emptied, the garage doors and their fixings are taken down and removed. Any breakthrough to the existing house is also carried out at this stage, with the surround work being made good and new lintels put in place.

New Wall Construction

An inspection is carried out to determine if new foundations are required under the old garage door, if this is the case, a strip foundation is excavated and concrete laid in preparation for the new wall construction.

Air vents are built into the new wall construction to provide cross ventilation for under the proposed suspended timber floor.

Suspended Timber Floor

For this new floor construction, timber wall plates are fixed the length of the garage and joist hangers are attached to hold the new floor joists, these are laid to give an eventual finished floor level that will match the existing house.

Flooring

Kingston solid insulation panels are fitted between these joists and a chipboard floor Velta Siccus underfloor heating System

75mm Kingston solid insulation panels are fitted between these joists and a chipboard floor is laid over the top. If you opt for the underfloor heating, a Velta Siccus System will be installed this provides a cost effective, uniform source of heat, over this a slip membrane and dry screed boards are laid to give a level finished floor surface.

First fix electric's and plumbing are then carried out, with the majority of wiring and pipe-work being placed in the roof void. 100mm fibreglass insulation is laid between the roof trusses and 15mm fireline boards are screwed to their undersides.

Walls

A 75mm metal stud wall is formed round the perimeter of the garage space to provide a firm fixing for the plaster work and additional depth for insulation. Once the stud wall is in place any new lintels and windows are fitted, all new windows are double glazed K-glass with trickle vents that conform to the most up-to-date building regulations.

Solid 75mm Kingspan insulation panels are placed between the metal studs and 12.5mm plasterboard is fitted throughout. The joints are taped and filled and the interior is then given two coats of plaster, once this has dried, second fix electric's and plumbing then take place. Smoke hoods are place over all new light fittings which are installed along with the new sockets and plugs, these come in a variety of finishes and styles and your surveyor will be happy to show you the full range of options available.

Final Installation

If no underfloor heating was installed, wall mounted radiators are fixed into position with the pipe-work seamlessly integrated into your existing heating system. As an option, laminate flooring can laid to give an attractive and robust finish to the room. Finally skirting boards, doors and any other carpentry is installed to finish off the room, with painting and decorating being carried out as an optional extra. Alternatively we can leave you to carry out the final touches on your own
